What About Unlawful Detainers? (aka eviction process)

In the case where a tenant does not comply with the terms of the lease, it may be required to give them notice and request they comply.

If this situation does arise, the flowchart below will give a high level view of the process, the steps and the timeline. Your property manager should be well-informed on this process, the forms and the timeline to help you minimize any loss of revenue and expedite your ability to re-gain possession of your investment property.

 How can this be prevented:

One of the best ways to prevent having to perform an Unlawful Detainer is to make sure that your prospective tenants are properly screened, that the lease is clearly understood by all parties, and that good communication is maintained between the tenant and property management.

If you are outside the East Bay Area, but still in California and would like help with evictions, contact Express Evictions where they can address your questions and help with serving.
