NOTE: Owner must agree to sign a 15 day exclusive agency listing agreement with On Demand Realty for the duration of the 15 day listing period and agreeing to terms that should the property rent during the covered listing period in the agreement, the owner agrees to compensate On Demand Realty 1/2 of the first months rent. Owner will be responsible for showings, application processing fees, and tenant move-in process (lease preparation, inspections, etc) unless an annual Property Management Agreement has been signed.

2) SPECIAL OFFER FOR FIRST 100 PROPERTIES

For the first 100 properties that complete a signed Property Management Agreement, we are willing to offer the following service fees:

• Monthly Management Fee - Flat monthly fee (minimum $100/mth/property, capped at $300/mth/property, based on a % of the monthly rent/property) for duration of agreement - covers tenant management, vendor management, online financials,
• Placement Fee - 1/2 1st months rent (minimum charge $550, maximum $1,000 capped) - includes listing, showing, leases and move-in inspection
• Tenant Service Fees (Late Fee, NSF Fees, application fees, etc) - to be negotiated
• Management Hourly Rate - for site visits, incidentals, etc. $75/hour.
• Vendor Service Mark-ups - no mark-ups ever, $0, 0%

NOTE: On Demand Realty reserves the right to not enter into a Property Management Agreement if, in their opinion, after a meeting with the property owner and a review of the property; the location is outside our coverage area, and/or if the condition of the property is uninhabitable and modifications will not be agreed to be made by the landlord in writing, and/or if the results of our initial owner interview session demonstrate the goals of the landlord do not match the business goals of On Demand Realty.
