Rental Package for DIY Investors 

You are the owner/landlord and made the investment to make money but still want to remain engaged.  If that is the case, you can select from the Packages below to fit your needs:

PART A - TENANT PLACEMENT - 1/2 1st Month's Rent

• Advertising - We will advertise your rental with pictures and text on the MLS, Craig's List and over over 8 other syndicated rental placement sites as well as a For Rent sign on the property with audio text description.

• Rental Application Processing - We will present, collect and process all rental applications

• Tenant Screening - We will screen tenants for credit, rental references, and eviction histories

• Realtor Lockbox - We will install a realtor lockbox for ease of showing,

• Tenant Lease Execution and Disclosures - We will draft all leases and disclosures for both parties to sign

• Initial On-site Agent Visual Inspection - We perform and document an initial agent visual inspection.

PART B - MONTHLY MAINTENANCE - $200/mth Flat Fee

• Monthly Financials -  includes rental collections to Wells Fargo Trust Accounts,  delivery of late notices, reconcilliation of accounts, fund disbursements, online financial reporting for owners by property,

• Tenant Work Requests/Communications - processing of tenant work requests/communications, up to 3 per month per property, overages charged at Consulting Rates.

• Repair Authorizations - direct vendor management for rental repairs using licensed, bonded and insured technicians (requires home warranty per rental property)

PART C - EXTRA SERVICES - $75/hr (1 hour minimum)

• On Site Supervision of Vendors - locksmiths, contractors, etc.

• Consulting Services - covering areas such as Eviction discussion, Tenant Notifications, Tenant Move-In / Move-Out Documentation, etc.  Note: Unlawful Detainer execution process requires legal counseland is not included in these services.

Note: this is for all EXECUTED Property Management Contracts of 1 year or more.

Just in case you feel you might want to really try a Do It Yourself management, here are the itemized service charges for your consideration:

• Rental Advertising Service - Ad creation and placement on syndicated services including MLS, $250.00
• OnLine Rental Applications - use, collection & disbursement of applications to landlord for review, $75.00
• Credit and Background Checks - credit, reference and rental history, $50.00 per applicant
• Sign Placement with Audio Response Message - $45/mth
• Realtor Lockbox Rental - $75.00 / mth
• Lease Preparation - $150.00 per lease
• Disclosure Notices - $95.00 per lease
• Agent Visual Inspection - $150.00 per property
• Monthly Financials - funds management and account reconcilliation (only available with Rental collection Services - $125/mth
• Rent Collection Services per Month - $25/property
